How it works, in more detail
Only an advocate or solicitor can do it
A Jersey property contract can only be presented to the Royal Court by an advocate or solicitor of the Royal Court, so buyers cannot act for themselves. The lawyer takes responsibility for good title, because Jersey’s Public Registry issues no certificate of title. There is no separate licensed-conveyancer profession: conveyancers work inside law firms, under an advocate or solicitor.
Freehold completes in court on a Friday afternoon
A freehold or flying freehold purchase completes when the contract is passed before the Royal Court, which sits for property on Friday afternoons. That is usually when you get the keys.
Share transfer completes without court
Many Jersey flats are held by owning shares in the company that owns the building. A share transfer purchase completes by a share purchase agreement rather than a court contract, and lenders treat it differently from freehold.
Stamp duty is paid on completion
