How it works, in more detail
A lender’s valuation is not a survey
Your mortgage lender instructs its own valuation to check the property is adequate security for the loan. It is not a report on the property’s condition for you. If you want one, you commission a homebuyer report or building survey separately.
Surveying is not regulated by Jersey law
No Jersey law licenses surveyors. Membership of the Royal Institution of Chartered Surveyors (RICS) is voluntary, so where a firm says it is RICS regulated, that is its own statement and one you can check on the RICS register.
Survey levels
RICS home surveys come in three levels: a condition report (Level 1), a homebuyer report (Level 2) and a full building survey (Level 3). For suspected structural problems, a structural engineer can report on the building before you buy.
Energy certificates are not required
Jersey planned to require an energy performance assessment on every sale and new let from January 2026. In January 2026 the Government delayed that until further notice. It still part-funds voluntary home energy audits.
